We are in the municipality of Capoliveri, on the southern coast of Elba Island, in a beautiful area where the Mediterranean scrub meets the sea, within the Tuscan Archipelago National Park. The house is located in the Ripitino area — an ideal spot for those looking to relax in the peaceful countryside, with stunning sea views during the day (the sunrise is breathtaking) and a crystal-clear night sky with minimal light pollution, perfect for stargazing and observing even low-luminosity celestial objects. Despite its peaceful setting, it’s only about 1.2 km from the center of Capoliveri and around 1.3 km from Naregno beach.

The location is also perfect for mountain biking enthusiasts, thanks to numerous scenic trails nearby. The Ripitino route is regularly included in the famous Legend Cup race.

This semi-detached cottage, free on three sides, has a private entrance and enjoys a privileged position close to the sea. Fully fenced, it offers both privacy and security. From the garden, you can admire a spectacular view of the Gulf of Capo Perla and Straccoligno.

Inside, the house opens into a spacious living room with a TV area and a comfortable L-shaped sofa. The modern kitchen is equipped with a gas stove, electric oven, microwave, and dishwasher. The sleeping area includes two double bedrooms and a bathroom with a large walk-in shower.

Recently renovated, the cottage is ideal for families or groups of friends seeking comfort, privacy, and convenience. It is entirely on the ground floor and offers several private parking spaces within the property.

Important Notes:
- groups of young people under 23 years of age are not allowed
- the BBQ, if used, must be left clean by guests (including charcoal) after each use and care must be taken to ensure it is always well turned off
- check-in from 16:00 to 19:30 and check-out by 09:00; for check-in after 20:00 a supplement of € 50.00 must be paid
- animals not allowed
- deposit (mandatory): 300.00 euros; refunded at the end of the stay after having viewed the state of the property (if paid in cash it will not be returned before 15:00)
- bed linen and towels: 20.00 euros per person (to be requested at the time of booking); not bookable on site
