This property comprises two independent villas, each with shared access. One sleeps 6-8, though it has only one bathroom, and the other, smaller, sleeps 4-6. A short distance from the intimate and refined Stecchi cove.

Our independent villas in Capoliveri, nestled in the Mediterranean scrub of the beautiful Costa degli Stecchi, offer the perfect balance between nature, relaxation and proximity to the sea. Situated just 5 minutes from the lively historic centre of the village, they are the ideal choice for those who want a peaceful holiday without giving up services, restaurants and the typical atmosphere of the borgo.

The charming Caletta degli Stecchi is a small jewel of the southern coast of Elba Island. Located between the renowned beaches of Barabarca and Madonna delle Grazie, this cove enchants with its secluded atmosphere and unspoilt beauty. Continuing towards Madonna delle Grazie you will find spectacular natural rock pools and the small beach of Maretto, characterised by low coastline, mixed sand and pebbles and crystal-clear water.

There are two villas, with a shared gated entrance. There is uncovered parking space for two cars for Villa Diana and one car for Villa Mario; if both villas are rented together, parking space for up to four cars is available.

Villa Diana - 6/8 beds (1 bathroom)
Villa Diana is a spacious single‑level sea‑view villa, free on all four sides. Inside there is a large living room with fully equipped kitchen and one bathroom. The sleeping area includes one double sea‑view bedroom, one quadruple bedroom (double + two bunk beds), one twin/double bedroom and another double bedroom, all with windows, patio doors and mosquito screens.

Outside, there are large terraces with privacy hedge and exclusive outdoor shower, a covered terrace with three arches, a small panoramic terrace equipped with table and chairs, and a stone‑paved area with barbecue, perfect for outdoor meals and relaxing in the open air.

Villa Mario - 4/6 beds (1 bathroom)
Villa Mario is located on the right side of the property and is reached by a short flight of steps. It is arranged on a single level, with parking for one car and space for a motorcycle. The villa has two double bedrooms with windows and mosquito screens, a living room with double sofa bed, a bathroom with shower and a kitchenette with oven. Outside there is an equipped porch, exclusive outdoor shower and barbecue. A small outbuilding is present and there are no neighbouring properties, ensuring total privacy and tranquillity.

• Groups of young people under 25 years old are not permitted.
• Check‑in from 16:00 to 19:00 and check‑out by 09:00; check‑in after 19h30 is subject to a €50 supplement.
• Small/medium pets are allowed with a €30 supplement.
• Mandatory security deposit of €200, refundable at the end of the stay after inspection of the property (if paid in cash it will not be returned before 15:00).
• Bed linen and towels: €40 per double set (also single use); €20 per single set.
• The barbecue, even if for exclusive use, must be left clean and switched off after each use.
