Directly on the beach at Marina di Campo, villa with large outside area completely restored in January 2014.  

The property is not isolated but is located in a lively residential area close to other houses, ensuring safety and convenience. Thanks to its strategic location, it offers easy access to local services, beaches, and waterfront activities, making it ideal both as a primary residence and as a holiday home.

The ground floor has a large and bright day room with a big kitchen. dining room, lounge with a glass door which opens onto a veranda, where it is possible to eat and relax. Still on the ground floor there is a double bedroom with bathroom and shower.
The first floor is accessible by a wide inside staircase, this floor consist of a big double bedroom with the possibility of a third bed. This room has a  wide glass door which looks out on  a balcony with a sea view ( the sea is less than 30 metres  away). A second double bedroom with a bathroom and shower, still on the same floor but completely independent a third attic bedroom with  a sea view plus a private bathroom and shower.
The villa is completely fenced in; the front of the villa is occupied with a covered veranda and open area which continues to the beach.
The back of the villa has car parking for 3 or 4 cars, plus an outside sink and washing line.

Important Notes:
- minimum age to check-in 25 years (for group of guys)
- check-in from 16.00 to 19.30 and check-out by 09.00; for check-in after 20.00 a supplement of € 30.00 must be paid
- small / medium-sized pets allowed upon acceptance (maximum 2 animals); a supplement of € 30 on cleaning will be required to be paid locally
- deposit (mandatory): 1000.00 euros

Bed linen and towel
are not included and must be booked at least 7 days before arrival or brought from home.

• The set includes both sheets and towels.

Security deposit
The security deposit will be refunded within a few days after the end of the stay.
Payment can be made in cash and will be refunded at departure if after 3:00 p.m. (time required for cleaning), or by bank transfer.
Payment by credit card is also possible, but release times depend on your bank’s procedures.

Information on key collection:
Check-in information will be sent to the customer 48 hours before arrival. If necessary you can contact our customer service on +39 0565963006. Key collection takes place at the property.
